Airbnb Regulation changes - AM Electrics Devon

In addition to the existing electrical regulations for Airbnb properties, it's important to note that there are further changes coming into effect on October 1, 2023. These new regulations are part of the ongoing efforts to enhance electrical safety in rental properties in Devon and across the UK. Here's what Airbnb hosts in Devon need to know about these upcoming changes.

Airbnb hosts in the UK must be aware of the evolving electrical safety regulations, with significant changes set to take effect on October 1, 2023. These regulations are designed to enhance the safety of rental properties and protect both guests and tenants. By staying informed and taking proactive steps to meet these requirements, hosts can continue to offer a safe and enjoyable experience for their guests while complying with the law.

Mandatory Visual Checks

Starting from October 1, 2023, landlords, including Airbnb hosts, will be required to carry out mandatory visual checks of electrical installations at their properties at each change of tenancy. This includes checking for any obvious signs of damage or deterioration, such as frayed wires, loose sockets, or burn marks.

Electrical Installation Condition Report (EICR) for All Properties

The requirement for an EICR, which was previously mandated for properties with existing electrical installations, will now apply to all properties, regardless of when the electrical installation was last inspected. This means that even if your property had a recent EICR, you may need to schedule another inspection when there is a change of tenancy after October 1, 2023.

Remedial Electrical Work

As with the existing regulations, any necessary remedial work identified during the visual checks or EICR must be carried out promptly to ensure the safety of the electrical installations. If your EICR has identified any remedial works, our qualified electricians at A.M. Electrics in Devon will be happy to help.

Documentation and Records

It's crucial for Airbnb hosts in Devon to maintain detailed records of all inspections, visual checks, and remedial work performed on their property. These records will be essential for demonstrating compliance with the new regulations.

Penalties

Non-compliance with the updated regulations can result in financial penalties, as well as potential difficulties in renting out your property on platforms like Airbnb.

To ensure you are fully prepared for these changes, it's advisable to consult with a qualified electrician such as ourselves at A.M. Electrics, who can guide you through the process and help you meet the new compliance requirements. Additionally, staying informed about any further updates or amendments to the regulations is essential to maintaining your status as a compliant Airbnb host in Devon.

If you are an Airbnb host in Devon and would like to speak to a qualified and experienced electrician about your propertys electrics, contact A.M. Electrics Devon today. Our friendly electricians will be happy to discuss your legal responsibilities and explain how we can help you to meet them.
