Thinking of Buying a New Build Home in Newton Abbot? Here's What You Need to Know About the Electrics

With new housing estates popping up across Newton Abbot—like the popular development on Ashburton Road—it’s no surprise that many families are drawn to the promise of a fresh start in a brand-new property. New builds offer sleek designs, energy-efficient layouts, and that unbeatable ‘brand new’ feel. But are they always trouble-free?

At A.M Electrics Devon Ltd, we’ve been called out to numerous homes in these new developments, and while new builds do have many advantages, we've also seen some recurring issues that new homeowners might not expect—especially when it comes to
electrical and ventilation systems.

Common Problems We’ve Found in New Builds

One of the most frequent callouts we've had is for bathroom extractor fans. On the Ashburton Road estate in particular, we’ve seen a pattern: fans dripping with condensation, and in some cases, water making its way back down into the bathroom. This is often due to poorly installed ducting or incorrect positioning, which causes moisture to collect rather than be expelled. Over time, this can lead to damp patches, damage to ceilings, and even mould— something no one wants in a brand-new home.

We’ve also come across:

  • Sockets and switches poorly aligned or not securely fixed
  • Light fittings not correctly terminated
  • External lighting installed without proper IP ratings for weather protection
  • Incomplete or rushed electrical testing
  • Cooker circuits or shower isolators incorrectly sized or fitted

What Can You Do Before You Move In?

Just because it’s new, doesn’t mean it’s perfect. That’s where we come in.

Did you know A.M Electrics Devon Ltd can carry out a Visual Inspection Report before you move in? This is a great way to spot any potential issues or shortcuts that may have been taken during the build process. It gives you peace of mind—and if there are issues, you can take them back to the developer while you’re still within warranty.

For more in-depth checks, we also offer Electrical Installation Condition Reports (EICRs). These are particularly useful if you're buying a home that’s just been finished or sitting unoccupied for a while.

Why Choose A.M Electrics?

When you book with us, you’re not just getting an inspection—you’re getting years of experience working on local homes. We know the common issues, we’re based right here in Newton Abbot, and we always give honest, clear advice. You’ll be speaking directly with me (Dan), and our office manager Nathan is available during business hours to make sure you’re never left in the dark.

Peace of Mind from Day One

Before you commit to your dream new build, make sure the electrics are up to scratch. A quick inspection now could save you hundreds (and a lot of stress) later on. If you’re moving to the Ashburton Road estate—or anywhere else in the Newton Abbot area—get in touch to arrange a visit.

Call us today or drop us a message through our website and we’ll get your new home checked out properly—before the problems start.
