Electrical Inspection of Unusual Loft Wiring in Bovey Tracey

They explained that there seemed to be a huge amount of electrical equipment up there and that the previous homeowner had been an electrician. From what they understood, he had been interested in trying different electrical control devices and systems around the property.

When I climbed into the loft, I could immediately see why the customer had asked.

This was not a normal loft with a couple of lighting cables and junction boxes. There was a substantial amount of electrical equipment, rows and rows of cables, numerous connection boxes and several control modules mounted together on boards.

It was certainly one of the more interesting electrical installations I have come across in a home in Bovey Tracey.

What We Found in the Loft on Pottery Road, Bovey Tracey

The first thing that stood out was the sheer amount of wiring.

Large numbers of cables had been neatly clipped to boards and many had been individually labelled with the areas or equipment they supplied. You could see references to different rooms and lights throughout the property, including bathrooms, kitchens, outside lighting and other parts of the house.

There were also several large electrical enclosures containing connections and a number of Clipsal C-Bus2 control modules.

Looking at the installation, it was clear that the previous homeowner had not wired the lighting in the same way you would expect to find in a straightforward domestic property.

Instead, many of the cables had been brought back to a central location in the loft where the control equipment could operate different lights and areas around the home.

For somebody who is not an electrician, it is completely understandable that opening the loft and seeing all of this could be concerning.

What Is a C-Bus Lighting Control System?

The equipment installed in this Bovey Tracey property formed part of a Clipsal C-Bus system.

C-Bus is a control system that can be used for lighting and home automation. Rather than every light simply being controlled directly by a traditional wall switch, the system uses control modules to operate different circuits around the property.

Today, smart home technology is something most people have heard of. We now have app-controlled lighting, smart thermostats and home automation products available almost everywhere.

When systems like this were originally being installed, however, this type of centralised control was far less common in an ordinary domestic property.

The previous homeowner being an electrician helps explain why such an extensive system had been installed. It appears he was interested in using and trying different electrical technology within his own home.

For me, that makes the installation interesting rather than automatically worrying.

Does a Lot of Electrical Wiring Mean Something Is Wrong?

No. One of the important points I explained to the customer was that an electrical installation looking complicated does not automatically mean it is unsafe.

There was a huge amount of wiring in this loft, but a lot of it had clearly been installed deliberately as part of the lighting control system.

Many of the cables were clipped, routed together and labelled to identify where they went.

That does not mean I would look at the system for a few minutes and guarantee the condition of the entire electrical installation. A visual check can only tell you so much.

However, I also would not recommend removing or replacing an installation simply because it looks unusual.

Electrical work should be assessed on its actual condition rather than how complicated it appears.

As an electrician in Bovey Tracey, this is why I always prefer to understand what has been installed before making recommendations to a customer.

Why It Is Worth Asking About Wiring You Do Not Understand

When you buy a property, you inherit all of the electrical work previous owners have carried out.

Sometimes that could be something simple like an additional socket or an outside light.

Other times, as we found on Pottery Road in Bovey Tracey, it could be an extensive electrical control system hidden away in the loft.

The problem is that the new homeowner may have no paperwork, drawings or explanation of how the system works.

Everything can operate perfectly for years until one day a light stops working or a control module develops a problem. At that point, knowing what equipment is installed and how the circuits are arranged can become extremely useful.

If you find unusual electrical equipment in a loft, cupboard, garage or anywhere else in your home, there is nothing wrong with asking an electrician to take a look.

It does not necessarily mean there is a fault. Sometimes it is simply about understanding what you have inherited.

When Would an EICR Be Worth Considering?

A visual inspection can identify obvious concerns such as damaged cables, exposed connections, signs of overheating or damaged electrical equipment.

What it cannot do is confirm the electrical condition of every circuit in a property.

If there were concerns about an older installation, limited electrical records or a homeowner wanted a more thorough assessment, an Electrical Installation Condition Report (EICR) would allow the fixed wiring to be properly inspected and tested.

Electrical testing gives us actual results to work from rather than making assumptions based on the age or appearance of an installation.

That is particularly important with something unusual like the system we found in this Bovey Tracey loft.

The fact that it looks complicated does not mean it needs replacing, just as something looking neat does not automatically prove it is electrically sound.

Proper inspection and testing are what give us that information.

An Interesting Find While Replacing Floodlights in Bovey Tracey

This all came about while we were at the property replacing some old floodlights before the darker evenings set in.

Before we left, the customer simply asked if I could take a look at all the electrical equipment in the loft.

Once I got up there, I could see exactly why they had been curious.

What initially looked like an enormous collection of cables and electrical boxes was actually part of a much larger lighting and control system installed by a previous homeowner who had been an electrician.

It is a great example of why every property is different and why asking questions about your electrics is always worthwhile.
